- detached beachfront villa, 5 bedrooms, 5.5 bathrooms, 11 guests maximum

- equipped kitchen, indoor dining and living areas

- large sand terrace with outdoor dining and living areas

- private beach access, outdoor shower; shade and lounge chairs on the beach, boogie boards, sand toys

- Master Bedroom: 1 king bed + 1 sofabed (twin), attached bathroom, wardrobe, safe, accessed by an external spiral staircase located next to the front door

- 4 Internal Bedrooms (2 ground floor, 2 upstairs): each has 1 king bed, attached bathroom, wardrobe, safe

- Air Conditioning: only in the 2 bedrooms, only at night from 8pm - 9am

- Daily Chef Service: included for breakfast + lunch OR breakfast + dinner; guests pay for all groceries

- Average Grocery Bill: approximately 5,000 MXN per day (as of 2026); please note that this is only an estimate and varies depending on the menus you choose, and on the groceries you request; payment is prior to checkout, accepted in CASH ONLY (MXN)

- Housekeeping: provided daily (sweep, mop, make beds, take out the trash and replenish the bottled water in the kitchen dispenser and in the water carafes by the bathroom sinks.

- Tips: are not included in the rental

- Linens: bed linens, bath towels, dishcloths are provided and changed every other day; beach towels are changed daily

- Shared Pool: only for use of Rancho San Eric guests

- Parking: free parking within the gated property

- No Party Policy: all the homes in Rancho San Eric are for accommodations only.  We do not permit parties, events, large gatherings, loud noises / music, disruptive behavior, illegal drugs / activities, audio visual / DJ equipment.

- Visitors: the number of visitors per house should not exceed 50% of the capacity of the home at any one time; visitors are not allowed overnight; visitors are not allowed use of the pool; all visitors and vendors must be registered prior to arrival.

- Check In: 3 pm

- Check Out: 11 am
